Martis Camp Real Estate
Record Martis Camp home sales are reported for the first-half of 2014. Since January 1, 2014 a total of 15 homes have sold in Martis Camp coming in at just over $54.0M in total sales dollar volume. This is a 134% increase from the $23M for the same period in 2013. There are a total of 165 Martis Camp homes built with another 136 under construction and 79 in design review. Of the 671 total Martis Camp lots available for sale approximately 544 have been sold with 127 remaining. The median Martis Camp home price for 2014 is down about 10% and the average price per square foot is up almost 10%.
Lahontan Real Estate
The median Lahontan home price for the first-half of 2014 was up over 20% from the same period the previous year. The average price per square foot was up 15% over the same period. Lahontan lot sales have dropped from the record pace in 2013 of 36 lots sold to 14 this year. The other dynamic is the median price of a Lahontan lot has gone up from $116K last year to just over $190K this year.
Northstar Real Estate
The median Northstar home price in Big Springs for the first-half of 2014 remains relatively unchanged from the same period in 2013. The average price per square foot was down about 9% year-to-year. When we take a look at the overall single family market sales for all Northstar homes, not just Big Springs, we find relatively unchanged values year over year.
